Mortgage Valuation
Often confused with a survey, a mortgage valuation has one purpose only, to satisfy a Lender that the house you want to buy with a loan is a sufficiently valuable asset which can be sold to repay the loan should you the borrower, be unable to keep up payments in the future. A superficial inspection is all that is carried out. We carry out valuations for major lending institutions and private customers.

The RICS Homebuyer Survey & Valuation
This is a budget, simplified version of a building survey and takes the form of a standard format published by The Royal Institution of Chartered Surveyors. It is suitable for houses and flats built from early twentieth century to date and of standard or simple construction. Unlike the full building survey, this service includes a valuation and a fire insurance reinstatement cost valuation. It gives basic information about the condition of the property but contains no costings or detailed recommendations with regard to repair.

Building Surveys
This is the most thorough of the various forms of building survey reports. It is applicable to almost all property large or small, commercial or residential and provides our client with a detailed breakdown of condition. It involves a close examination of all of the internal and external components of a building including services such as hot and cold water installations and drainage.

It will identify active woodworm attack and dry rot and other infestations. Like any survey, it is not feasible nor normally practical to open up structures to examine behind finishes, for example wall linings or beneath fitted carpets. Nonetheless, with an experienced eye in building pathology, it is surprising how much is detected by symptoms of building defects.

Our Reports
Our reports are somewhat different from the norm. We include a detailed and a prioritized cost schedule which will help the purchaser consider the purchase price in relation to repair costs. The reports are couched in simple laymen’s term, we avoid the use of unhelpful jargon, and we strive to inspect, prepare and post a report within 5 working days, sometimes less.
